Selection of real estate
Smart selection of offers, preferably with the help of a local expert who can protect against disappointment - choose only offers from proven developers and safe investments.

Reservation and deposit
Signing of the Reservation Agreement with a deposit: 10,000 to 20,000€, depending on the value of the property. You usually have 4-6 weeks to sign the purchase agreement and the offer is withdrawn from the market.
Preparation of the contract of sale and legal analysis
There are no notarial deeds in Cyprus. Lawyers of both parties prepare a contract of sale. The lawyer you hire makes sure that the provisions of the contract are safe for you and checks from the legal side the condition of the property and the developer itself.

KYC Process
KYC, that is, the procedure for verifying the identity and sources of income of the buyer. You must provide to the seller's bank, among others, your PITs for the last 3 years and documents confirming the source of the funds. It's a standard process.
Signing the contract and making the first deposit
You or your lawyer, to whom you have left the power of attorney, sign the real estate purchase agreement and pay the first tranche: 35— 40% of the value of the property. Subsequent payments are fixed in the schedule according to the stages of construction.

Contract and tax registration
A lawyer 1) registers you as a taxpayer in Cyprus, 2) applies for a reduced VAT rate (5% instead of 19%) — if this is your first property in Cyprus and you are buying it for your own use, 3) registers the purchase agreement with the Land Registry
Construction and reception of real estate
Once the construction is complete and all the trances are paid, you receive the keys to your new home. A lawyer or I prescribe the media (electricity, water, internet) in your name. The local authorities carry out a technical inspection of the investment and — issuing a Certificate of Final Approval — the developer begins the procedure for granting separate title deeds for each premises. After 2-3 years, you receive Title Deeds.
